The basic assumption for this type of transaction, as proposed by Remida, is that it refers exclusively to properties that are in need of renovation (hence the term Fix & Flip) and which can therefore not only be acquired at prices below the market price, but which also have the specific characteristics to achieve a rapid and consistent increase in value (precisely through renovation) and therefore allow for excellent profit margins at the time of resale (which will be made at market price).
Generally, the properties offered by Remida are purchased at about 40/60% of their real value, a price to which rehab (restructuring) costs are added, significantly increasing their market potential and allowing the property to be resold at retail price.
All phases of the investment (the purchase, renovation and subsequent resale of the property) are coordinated and managed by Remida Properties, making use not only of its own staff, but also specialised companies and independent professionals who assist Remida in finalising the investment.
In fact, even the sale of the property is entrusted to the Real Estate network that Remida has developed over the years in the United States. The objective is always to close the transaction quickly, as we will see in the next paragraph.
Profit realisation within twelve months
Real estate flipping is a targeted investment (a kind of “one-shot” deal) where timing is as crucial as the financial value of the investment itself.
The objective of Remida Properties is to support the investor in a flipping operation with a maximum duration of 12 months, starting with the identification of the property to be acquired and ending with its resale.
In particular, Remida will professionally support the investor in the various stages of the investment, summarised in the following steps:
- Creation of a company under US law (usually an LLC Limited Liability Company) with limited liability, of which the investor will be the owner, and which will be responsible for physically acquiring the real estate.
- Identification and acquisition of the most suitable property for the transaction to be carried out, according to the budget, timeframe and profit margin that the investor seeks to achieve.
- Finalisation of the renovation works, aimed at enhancing the value of the property and thus making it available on the market at retail price.
- Identifying the buyer and managing the entire sale negotiation, up to its actual completion.
The closing is usually scheduled to take place within 12 months of the start of the operation, so as not to let down the investor’s expectations and Remida’s commitment, with its mission to maximise its clients’ investment as quickly as possible.
Why Remida Properties’ property flipping is worthwhile
Apart from the obvious advantage of the speed of the operation, there are many advantages to Flipping.
First of all, the capital invested is contingent on the purchase and renovation of buildings of a certain value, which allows a positive ROI of more than 16% on average.
The quick time frame involved in the flipping also makes it possible to diversify the investment portfolio by operating – if deemed appropriate – on several fronts at the same time, given the fact that the investor will be able to construct an overall investment portfolio with short-term transactions (such as those represented by Fix & Flip) and medium- and long-term transactions, such as those represented by income-generating properties (rentals).
