LET’S LOOK AT THE VARIOUS STAGES IN DETAIL

 

1. Agreement with the customer

In the first phase, the client-investor will establish together with the Remida team the main characteristics of the operation: budget, objectives, timeframe and so on. In this way it will be possible to select only properties in line with the client’s needs and expectations in terms of return on investment.

 

2.Opening the company

Normally Remida suggests its clients to open a company (typically an LLC) to carry out any real estate transaction. This step can be very important, it represents a personal protection for the investor and allows them to take advantage of the tax reliefs provided by the American tax system, which are otherwise not available to individuals. Remida will find together with the client the most suitable corporate form according to the transaction to be carried out and will be able to carry out any necessary action to assist the investor in the organization of the same.

 

3.Property selection

In this phase, the client is offered the properties selected on the basis of the requirements and the type of investment established (apartment building, property rental, property flipping). Here the client will have the opportunity, with the support of Remida, to choose the house considered most suitable for the transaction.

 

4. Purchasing the property

The Remida team will take care of all the necessary paperwork for the acquisition of the selected property, carrying out negotiations for the client to obtain the purchase at the best possible price.

 

5. Renovation

Focusing only on high-potential properties that can be acquired at a much lower price than the market price, the next step is renovation, the phase that will realise the potential of the property in order to maximise its yield.

 

6. Sale or lease

When the property is ready, the Remida team takes care of finalising the previously agreed purpose of the investment: the sale or lease of the property. For this purpose, the most suitable and interested parties will be identified, i.e. the buyer or tenant of any lease.

 

7. Closing or rental management

Whatever the purpose of the investment, the aim is to achieve a quick and smooth return. Remida handles all the bureaucratic, legal, and operational paperwork associated with the closing of a sale/purchase or rental agreement. In the latter case, the monthly rent is also managed for the duration of the agreement.

 

8. Yield

The ultimate goal of the operation. Once the previous steps have been completed, the investor, with the support of the Remida Properties team, will have capitalised on the investment with a profit, through a ROE in line with the initial assumptions both in case of sale and lease of the selected property.
